Boise Realtor here. Almost every listing has a “price improvement” 😉 and sits on the market for over a month. The writing is all over the wall. New build everywhere is killing resale. People have equity but can’t touch it. So frustrating.

The last time I was in Las Wages was in 2005 when Wynn was brand new. I was staying at The Venetian and we walked to Wynn to gamble. I'm not a gambler at all. I gambled about 5-6 times in my life.

We went to the $1 slot machines because that's pretty much all I know. I inserted the 13th $1 coin and the machine stopped.

I was puzzled and thought, "great! my machine broke down!" and when one of my friends looked over, she started screaming! I won $8K!!! 🤣🤣🤣

I thought I broke the machine.

Then a couple of guys in a suit took my info, took a portion of my winning, I cashed out and took my friends out to a nice $350 dinner.

The rest, I took it home. Paid off my newer beater car back then, bought 1 gold coin and the rest went to savings. That's when gold was around $500 because I was complaining it was going up. I had no clue we were heading for an economic crash.

Can attest to the blind sided melt down in 2008. Had a couple thousand units and a half a dozen retail centers. We survived but it cost a fortune out of pocket covering short mortgages for 3 years!

The supply is everywhere in vegas, my wife was a broker for a long time and she will tell you, this supply/ demand question is moot! There are homes for sale all over, what you have are thousands of homes being built only to rent, oh and no we dont have a water problem, we have a greed problem by snwd
