The Good [& Bad] of Real Estate Lending Careers // Working on the debt side of the commercial real estate industry will give you a very different experience than working pretty much anywhere else in the business, primarily because of what the main focus of a lender is.

So if you're thinking about pursuing a career on the debt side of commercial real estate, in this video, we'll walk through some of the biggest pros and cons I've seen when people go this route, and who a career in lending might be the best fit for.

What other CRE career paths would you like to see covered in a future video?

It might also be useful to do a video on multifamily lending platforms within firms like CBRE, Walker & Dunlop, Berkadia, etc. Particularly, how they source capital from Fannie, Freddie and HUD. Underwriting standards, deal flow, and even career paths generally look quite different when compared to banks, lifeco’s, or debt funds.

The timing of this video is actually insane. I just took a debt role at a bank after almost 2 years at an equity shop and this video is spot on. I completely agree that the bonus was a major difference that I considered and that the modeling will be way easier at this bank even though I have experience with the equity waterfalls and complex proforma’s.

Your point on the IC meetings is a major reason I took the role and the stability is also something important in addition to exposure that led me here. I would love to eventually go to an acquisitions Role, but for now this is exciting. Thanks for all the courses and videos you’ve put out. They have been helpful.

As a college student I find your content very helpful, so please keep it up! The breakintocre courses are a great deal for how much information they provide.

I would love to see a video about a job in valuations at big 4/accounting firm. It’s difficult to find information about these roles online.

Thanks

Can you make a YT video on dissecting a MF and Industrial deal? The context, is your an LP looking to analyze a proforma and it would so helpful to see how you analyze a deal and what key things you look for when you see a built out pro forma to know if you want to invest.
