You have some new Jordan 11 Retros. They're in your closet, and your water heater breaks, flooding everything - they're trashed. Depending on how you set up your policy, they're probably not covered..

If you rent an apartment/condo/house/trailer, chances are you are REQUIRED to get renters insurance.

Here's what liability insurance will NOT cover, and what they will, from a property manager with experience from Not Just Apartments.

ANSWER: Basic liability covers the apartment but not YOUR THINGS...so it's recommended you ALSO tell the insurance company to to get personal property coverage.

BONUS TIP: Even if the apartment is at fault for damage to your things - example, water heater explodes and ruins your bed and computer, liability insurance, and the apartment do NOT pay for/cover your things. That would ONLY be from personal property coverage.

Seems to me that your liability insurance would cover your property whether the tenant has or doesn't have renter's insurance. Renter's insurance never covers the property except in circumstances where the tenant may be liable for intentional destruction or gross negligence. Unless you have in your lease that you can charge $10 if the tenant's insurance lapses, it seems pretty shady to me. And even if is is in the lease, what value does the $10 actually give the tenant? You said it doesn't cover tenant property. Perhaps it covers relocation or something in the event of a fire, etc since the tenant did not maintain their own insurance? 3rd party injury or medical claims? Otherwise, seems to me that a tenant could challenge this in court.
