Good question.

First this depends on several factors including the size of portfolio you are going to be dealing with. If you are a new multifamily investor and are purchasing your first property that only has 6 to 8 units, there is no good reason to go purchase an expensive property management software.

Property management software typically allows you to keep track of lease tracking, tenant tracking, bookkeeping, accounting, forecasting, and building maintenance. Most of these management programs are designed for a particular niche of investing (e.g., industrial, residential, commercial, multifamily, etc.).

You also need to consider some things such as if your management company can use the software. If you are going to self manage which is not recommended then you can just pick out what you like.

There are numerous software programs to choose from, here are some examples: BUILDIUM, starEDGE, TOTAL MANAGEMENT, SIMPLY EM, APPFOLIO, MN REAL ESTATE SOFTWARE, PROPERTY MANAGER CLOUD, MAINTENANCE CONNECTION, PROPERTY MATRIX, RENTEC DIRECT, etc.

You need to quit trying to manage your own property or have an inexperienced person manage it for you. You need to let a professional management company take over.

The new investors that do the best in multifamily don't look for apartments. Instead, they look to find experienced apartment investors that will let them invest into their deals. Being a limited partner you will avoid all the problems a general partner faces.
