This video was very informative, but I have a few questions:

1. How is ROI calculated on a flip, please? If you are gaining a profit on your money, then what money is being left in to get a return on? Surely whatever money you’ve put in has been paid back and you have made money as a result. Doesn’t that therefore make it an infinite ROI?

2. You mentioned a DUV of £200, 000 but your comparables all showed a THREE bedroom house. Given your works, you’d be changing the house down to a two bedroom, so how would a surveyor be able to justify such a valuation?

Another great informative video. In older homes, asbestos in older building material, mold, rot and salt in concrete foundations are concerns. Remediation of these can be very costly. Not sure if asbestos is a worry there. Contractor costs to rehab the property also seems more reasonable in the UK. Great thing about UK home is many homes there are brick vs wood construction. Good find.
