Much of the Sterling area was built much more recently than the 70s. The original S of Rt7 Sterling was Loudoun’s first suburban community, built in the 1960s. Sugarland on the other N side of Rt7 was built in the 1970s. The rest is newer. countryside is mostly 1980s construction. The huge Cascades HOA (to me this is the real “Sterling” started in the mid-1990s and I believe the last homes in Lowe’s Island were built around 2010. Since then there has been a lot of infill. Mostly townhomes and apartments.

If you don't have to commute everyday .. WV is the most affordable area .. lots of new homes and about one hr to Leesburg . I live out by WV but on the VA side, which is more expensive.. but would advise to live in WV.

I agree 100%. Don't move to WV! ;) Also, Loudoun County hasn't been the richest county year after year because people commute to DC for work, it's because the jobs that are paying are in Loudoun County.
