Hi Eric, is a under 10 yr old ocr condo can-buy now if mrt (5-7 min walk) only ready in 5 yrs? Year of my planned exit. 5min walk to neighbourhood plaza & popular pri school (1km), near light industrial area. Or shld i hold on to my kovan (18yo) resale, just past SSD, for 2 more yrs. Scared the newer one not so easy to rent out. Thanks v much😊

Hi Eric, have a 2b2b condo near mrt right now, being rented out. Bought for about 1.6m. Next step should I sell and upgrade to 3b3b for better gains in the future? Or wait a bit more and buy another one in the future to have 2 properties (separate under husband and wife name)

Suspect that a 30-year loan @ 45 years old probably involves a combination of the following?
- An initial 30-year loan at 55% LTV
- Then cash out refinance a portion of the downpayment paid in cash to achieve an effective 75% LTV

Eric, when you talk about rental, you didn't minus the agent fee and the property tax. means rental is 4000 means landlord will get less than 4000 monthly.

Eric, I have this 30% absd, but no mortgage loan, still good to buy? Very hard to break even with 30% absd right?

Eric, to get 30 years loan at 45 means bank only can loan up to 55% then 45% have to be in cash/cpf? Then how is the downpayment of 400k plus being possible?
