If tenants ruin home sec 8 will not pay for their next home until they pay for damages. Yall need to remember anyone can be a bad tenant not just section 8 or public housing.

I like your videos. A few things; increase your rent and add a monthly gardener. Tenants will largely never handle lawn care consistently as required. Calculate the number of people by trash can need, larger families with children often need an additional can. Don’t be conservative with that, better to have half an empty can than drawing the ire of neighbors and animals and bugs. Tell the tenant if they need bulky pick-up, there is usually a free service each year per half a year or so. Tell them to use that if they pay their own trash or call you if you way water/trash. As far as maintenance, they may have flushed a toy which caused a break in the line and tried to fix it themselves. Encourage them that no matter what they did to contact you and you will handle it and be calm, assuring them that it can be fixed and worked out so you avoid tenant self-repairs that can be costly. Also, the dent in the AC unit fence was probably someone trying to steal your unit. Good on you seeing ahead and protecting your asset.

Great idea to expose the bad side of rentals. My section 8 is a headache as well, every month she is complaining about something that is entirely her fault, clogs and pests and all. Good thing I found a property manager who has the patience to deal with it because I can't!

Easy way to stop the scam is to watermark your pics with your company name and number. If they try to relist it on another site and their name or number dont match, its a huge red flag. If the tenant still falls for it, its on them for not recognizing it.

Few notes --
1) Rentals are not really Passive income ! As the owner, you hv to stay constantly on top of things ... managing repairs, complaints, replacements, taxes/legalities, etc. You learned that your self here ... including loss of major profits!
2) If it's not in the right location/neighborhood, asset appreciation/portfolio value is small to non ! The money we put on re-modeling/rehab may take a longtime to gain ... For some people it's not worth it !

Anyhow just some thoughts .... not to discourage! You're Amazing ! Keep up the hustle !

Lilli! Thank you for your transparency and explaining the ups and downs of your realestate career thus far! The digging in the yard story was top tier 😂 one thing I would recommend doing when making a rental listing is putting a watermark of your business in the middle of each picture so that no one can steal your pictures and make a false listing! Keep it up!

Some Section 8 tenants mess it up for the majority. Ive had GREAT experiences and bad. However the bad experiences they tore my stuff up and broke things you did not know they can break. LOL I would do section 8 again just have to make sure the screening is good. But how do you bend the metal on the HVAC... smh

I've been hesitant to rent a property to a Sect 8 tenant for fear they'll destroy it. Then, after seeing that NON-Sect 8 tenants can do just as much damage, I decided you might as well get the Sect 8 tenant due to the guaranteed income from the govt. I hear there's a waitlist to get approved for Sect 8. If that's the case, you'd think those tenants would treasure the home they're able to rent with the program! smh. I just don't get why they would intentionally have someone dig up your pipes...and how on earth do you damage the metal covering your AC unit?? COMPLETELY selfish and inconsiderate.

When tenants damage your property, it's easy to see why landlords would give up and exit the rental property business. I've gone down that thought process as well. You hit the nail on the head re: appreciation, assets, leverage, cash flow etc etc. It's also a good supplement in retirement and a great way to diversify vs having all your eggs in the stock market basket. So, I to have to give you HUGE props for not letting the additional repair costs deter you and for fighting the good fight - and staying, toes down, in the game.

This is an old scam. I've had this happen before as well. Fortunately in my case the fake listings got pulled down quickly.

ANYONE of any income level can be a bad tenant. Real Estate is risky and not as passive as people make it out to be. It can be a headache if you happen to get a BAD tenant. I've known well off people who are horrible due to their mindsets and mentality so do your best to find what works for you.

This is exactly why I don't do hands on real estate. I'm a REIT girl...I want to have real estate in my portfolio, but I don't want to deal with inconsiderate people. I hate this happened to you, but you're great in business and you'll prevail.

My best strategy is to hire a good management company for section 8 or regular tenants.

I’ve bought/taken Property Mgmt of trashed properties.

All it takes is a broom, soap & water. 1day.
