NW Florida (Navarre) ... YES, storage units are being built at a rate just under Family Dollar / Dollar General! Amazing that people pay good money to store stuff that will eventually be thrown away by their family when the die! :(

A little critique. I believe your analysis on the Laundromat excludes the annual average cost of capex to replace equipment. Deprecation expense can be a good substitute assuming all the equipment is in good shape and will not need to be replaced for many years. I always laugh at sellers that exclude capex in their analysis, like it is not an eventual expense. So, in reality Laundromat returns are closer to 12% or less.

Thanks for the video. One thing though, your insights into the laundry mat, storage facility and the website ignore some big issues that are not getting mentioned.

A) with the website, you have to make continuous content to generate new income and it will take 3.15 years before you break even to make a profit (assuming you can generate enough content to equal viewership).

B) storage units, based on location, you will have possible management expenses, as well as other expenses that are not being shown in the “profits “.

C) Laundry Facility - that $43k didn’t account for the cost of rent, utilities and the depreciating cost of machines and repairs.

While I appreciate the time spent on analyzing various ideas for income generation, it only hurts your credibility when speaking to other areas in the video, when you show examples that you seriously gloss over the finer details of what the actual profits are.

It makes the overall impression of your content come into question. That’s not to say that I haven’t found value in many other videos as I’ve watched several now, but it does make me wonder if your content is being fully vetted now.

Don’t forget you can also make money buying the contents in storage units and reselling them like they do on storage wars. Might not be passive but figured I’d bring it up while we were talking about storage units

I know FTX has changed the way people view cryptocurrency, but crypto staking is still a great way to earn yield. There are risks, yes. But much of the risk is mitigated if you stake from wallets where you own the private keys.
