I remember financial guru Clark Howard mentioning years ago that it was a good idea to visit a property you are interested in when it is raining to see where the water flows and if there is any standing water issues along with how much. That is not always possible, but I learned "after" I bought my home that it was a good idea. After I bought my home the first moderate rainfall had the pool pump motor half underwater and there was a large 25' diameter of standing water in the corner of my backyard after the rain stopped. When a major storm occurred later with heavy rain the water level came all the way to the back door. Thanks goodness for the sandbags. The seller's disclosure stated no known issues with standing water or flooding on the property. Another thing for a subdivision is to take a look around and see how elevated your plot of land is compared to other homes next to yours and across the street.

with mortgage lenders, you have to ladder them down to the best terms. Get a pre approval from one, go to the next, and ask him to beat it. then go to the next one until you you've squeezed every last drop.

Pull up crime reports and drive by during different times of the day when selecting a neighborhood. You can change almost anything about the house, except where it's located.
Ask for previous owners utility bills.
And just to press one his points home: inspections, inspections, and inspections.

Have an inspector work for you, not your realtor. Always use your own and not a realtors suggested inspector. Probably the best advice I could give anyone when buying a home.

Close on my house by the end of the month. Just to get my offer accepted I had to go way over asking, give the sellers 2 free months of rent-back, and let them keep the washer and dryer. 😅😅 not the best time to buy for buyers lol at least in Denver

I bought a house recently through a VA loan which are notoriously picky, so I don't know how true this is for other loans, but when the inspections are done there are certain items that the loaning agency will require to be fixed before you can buy the home. More likely you are going to need to negotiate these items and get them completed by the time you buy the house. This might include things like: leaky faucet, replacing roof, touching up exterior paint, or any electrical issues that are out of code. The earnest money can actually be included in these negotiations and help pay for some of the maintenance that's needed.

Going through a Bank or Credit Union, the fees will be significantly less than a Mortgage Broker. Also, a qualified mortgage allows for 43% DTI. That is an industry standard set by the Government. You can go higher but then it's a non qualified mortgage at that point.

Looking to buy a home in 11-12 months. Credit score is 770. Would adding more credit cards now lower the credit score about a year from now? Currently 3 credit cards with a 2 year age of credit. Thanks, Jake.

If anything snafus your purchase of a home once under contract, your agent might threaten to sue you for the loss of his/her commission.

Not quite sure why should i be afraid of PMI and force myself to burry 20%+ of the total price, while i can put 5-10% down, still control the asset (property) with equity, put the rest 10-15% in relatively low risk stocks or funds etc and make money along the way. PMI in this case will not play a big role.

I'm looking at buying a home in the next 6 months but I was an intern only making about 20k the past 2 years of tax returns (claimed as a dependent) Now I'm full time making nearly 10 times that, how closely do they monitor those 2 years of tax returns?
