“You need an agent.” That’s her message. Why because it was complicated to start with, and now it’s even worse! Really.
Well here’s the rule: let the buyer (and the seller) beware. Real estate sales people are nit to be trusted! The escrow company is going to do all the actual work, and why can’t you negotiate for yourself? You’re not stupid!

I always buy and sell "by owner" since the 90's. Never had an issue and got better deals on houses. I say no agent or if you bring your own they pay it themselves. Never had anyone say no to that.
