I am so confused. I am told that I can only get a chattel loan to buy a manufactured home that is in a 'community'/on leased land. I don't understand this? I thought it was about how they were anchored, not whether it was leased land?? Is that really what every person buying a manufactured home in my state is doing because around here ALL of the manufactured homes are in communities on leased land.

While doing my research it seems that the laws vary from state to state on buying and selling manufactured homes. For example manufactured homes are considered personal property in Washington State. I am really confused on even how to get educated on buying and selling manufactured homes not only from a buyer's and seller's perspective but also from a real estate agent's perspective. I'm a new agent.

Hi Shawn, I noticed some homes that my agent sent me were built before 1976 but for the list terms it showed Cash/Conventional. Is this an error by the listing agent? I'm in California Riverside County.
