Two states that did not make this list based on their growth last year include Florida and Texas. Both had a big drop in migration and they are no longer in the top 10.

10. Arizona - achieved +35,000 domestic migration in 2024 based on new Census Data, good for #10 on this list but actually one of the lowest rates in Arizona's recent history

09. Montana - had a huge population boom during the pandemic, one that has cooled off since, with the state achieving 0.44% domestic population growth

08. Arkansas - a state that has been skyrocketing up the rankings of migration. Arkansas now ranks safely in the top 10 states where Americans are moving.

07. Alabama - Alabama's migration has spiked in recent years to a rate north of 0.50%. And it is largely holding its pandemic gains.

06. Nevada - this state is probably the #1 area for migration in the last 30 years. However, it has trailed off since the last housing crash in the late 2000s.

05. Tennessee - Tennessee is booming. Its domestic migrations from Americans is now ranked Top 5 and it doesn't sow many signs of slowing.

04. North Carolina - North Carolina grew its population by 0.74% from domestic migration in 2024. This is a very high level but below the peak in the mid-2000s.

03. Delaware - probably the biggest surprise on this list. Delaware added around 8,200 people in 2024, which gave it a growth rate nearing 0.80%.

02. Idaho - Idaho had a massive population surge in 2022 after the pandemic. This surge has dropped significantly, but it is still the second-place state.

01. South Carolina - crushed the competition in 2024. Warm weather, relatively cheap real estate, and a strong economy gave this state a 1.24% domestic population growth rate.

Some big shifts on the migration charts entering 2025.

Florida and Texas --> knocked off the list.

Arkansas, Alabama, Tennessee, South Carolina --> rising fast.

Idaho, Arizona, Montana --> holding.

This data comes from the US Census Bureau and measures the Domestic Migration Rate into each state in 2024. This data was just released and show the net flow of Americans into the state. The general trend is a big drop off from the heights of the pandemic for most of these areas. So while they're in the top 10, it's less impressive than it was several years ago. The result is a slowdown in some local housing markets as a result.

People are chasing affordable homes because investors destroyed the family home market by purchasing 40%-60% during the pandemic and they continue to buy. Where the people go, these investors move in and again ruin it for everyone. The gov needs to stop the investors.

Before moving ANYWHERE, ALWAYS check the crime rates, the demographics, and proprty taxes. Always check if you can get home owner insurance AND HOW MUCH THAT WILL COST. Also, check the politcal leanings to make sure they align with your values and beliefs. And check to make sure they're not a sanctuary state or city!

Honestly, Arkansas would have higher numbers if it weren't for the stigma that has surrounded the state for a long time. If you would have told me a few years ago I would be living in Arkansas I would have told you you're crazy, but I didn't know anything about the state other than the stereotypes you hear. But after moving to Northwest Arkansas a year ago, I'm sad I didn't move here earlier. We absolutely love it here. The cost of living is good, even in Northwest Arkansas where it's generally more expensive than the rest of the state. The weather is sooo much better than what I grew up with in Northern Ohio. The people are generally nice and welcoming. Arkansas definitely lives up to its name as the Natural State. It's absolutely beautiful and I'll never get tired of walking out my door and seeing the Ozark mountains in the background.

Del. A lot of retirees from NYC are going there because of taxes and they don't want FL heat and are closer to family back in NY. and NJ.

I can tell you why people are moving out of the state of Arizona.
(1) The cost of living
(2) State of Arizona as more immigrants from Mexico and overseas
(3) The rent is higher
(4) The health care is not the good
(5) There are more homeless people living on the streets.
(6) The prices of groceries are sky high
(7) The State of Arizona is coming to Mexico.
(8) State of Arizona health insurance is not good,
I can list more about why people are moving out of the state of Arizona.

I can’t afford to live anywhere so there’s no sense watching the entire video. In the US country wide inflation is so high on the rise and the wages have stayed stagnant that there is no affordable living anywhere in 2019 I went from living in San Diego, California with the rent of $1640 With my second apartment in Mason, Ohio for $1170 then my third and last studio apartment in Miami, Florida in 2021 to living in my car after losing everything when you try to find a place to live, they want 3.5 times the annual income there is a lot of wage discrimination when it comes to renting, and overall if no one can afford to live on $13 an hour let alone $20 in most areas than there is something broke I mean really how is it that there is no affordable living anywhere? And they build all these new houses apartments and businesses all the time but yet nothing is affordable anywhere. I am beginning to think that we are overpopulated and we don’t have enough homes.

In South East Florida every Home Depot's moving supply department was moved to the front and was increased in size. People are moving out.
The cost of living jumped very high very quickly, and businesses can't keep up with wages.
Personally I am moving out of country until US will stabilize.

Hello, folks should transfer to Douglas, Ga region rural area the landscape view is impressive for folks to purchase a house here it affordable and eco-friendly not high traffic jam here which is good because most high traffic jam cause car accident. Inflation is increase in Douglas, Ga there is more restaurant, and store still finding a spot to be position for customer shopping. Douglas, Ga is a great way for folks open their business here, and improve the landscape view. Even you think the house is old or dull house can be revamp and you can form a new idea to make it exciting and amusement like game changer.

SC really surprised me. I lived there for several years and I can tell you that state is a messed up shithole. The job market is really bad, pay is low, rent is very expensive, and taxes are high. And good luck getting access to healthcare. I left in 2020 and will never go back.

South Carolina has one of the highest state income tax rates in the country.
