I’m horrible with face to face convos because of my accent English being 17th language lol, I found text binder with all the visual data is a key. I give them heads up a year ahead about a raise for lease renewal depending where the market will go- it can be up or down, I also urge them to watch the market where I offer my assistance also- if they find something they can move. This gives an impression I don’t care which way it goes because I can staff a new tenant like today- minding my properties are much nicer than average and below the market slightly. I got 78 inquiries on my latest one in 2 days… 70 miles north of Chicago. Even with all the advantages I have in this broken market vs the tenant I always show my concern, service and dedication to the good tenant- and it makes it all so easy, pain free and minutes a month.

Interesting topic.
Here in Australia good property managers do this for you when re evaluating rent.
I normally reduce rent to much but I feel it's really tough for people so happy to help and keep good tenants.
