What about MGM grand? Mrkt Cap 15B, $30 a share, 2% dividends. I don’t think the stadium will make a significant impact as it will spread pretty evenly. But you have a good point with the value of the properties increasing.

I gotta say, I really appreciate your analysis of companies and why you buy what you buy. It's different and it makes sense, it's not the typical value investing approach. Jeremy might be onto something. Wynn has a 5 star rating and has a value of $154 per share according to morningstar. Thompson Reuters also rates it as a buy and they just announced a dividend distribution of $1 per share. 👏👏
