This is how I NEVER paid rent while active duty

I used my VA loan and bought a home when I got to my first duty station.

BAH was $1,700 at the time. I pocketed that.

The home I bought was a 2-unit property (a house with a guest house).

I rented the guest house out and lived for free.

PLUS I made $100-200 in net cash flow on that guest house in the first year.

That’s a net of over $20,000 I saved during that time.

After one year of living in that house, I used my VA loan again.

YES - you can use your VA loan more than once. You have an allotment limit but there’s NO limit to how many times you can use it.

I bought another 2-unit house with that VA loan for 0% down again.

That’s 4 units for ZERO percent down.

By that time BAH had risen and I got promoted so my BAH was now $1,900, or $22,800 per year.

And I had 3 rental units (bought 4 and lived in 1) that cash flowed over $30k per year.

So altogether I made an extra $52,800 per year. Almost doubling my military salary at the time.

That’s powerful. And that’s how you get financially free in the military.
