The problem is not the interest rates. Yes they are not good. But the bigger problem is buying a house for way above the actual value of the home. This is NOT a good time to buy. Great time to sell, awful time to buy.

I feel for my young adult kids who were just ready to launch from my home but with these prices now they can't. They need to save more now in order to get something but by the time that happens the prices will be higher again

Dave once again proving he does not remember what it is like to not be extremely wealthy anymore. I'm supposed to pay a quarter of a million dollars for a matchbox house on a POS property worth 100k and just eat the difference? Hahaha okay...

One year from now when houses are down 20%, Dave will be moving the goalpost, saying that houses only went back to where they were supposed to be.

Dave.. all the DATA we had in 2006--2007 said that we had the IDENTICAL extreme shortage of housing. When people start losing their jobs in the millions, that quickly turns to an over-supply of homes all undercutting one another. We're absolutely in a housing bubble, there's no question. He's ignoring the very most important data there is.

It's all supply and demand. If people stop buying at these outrageous asking prices then sellers will be pretty much forced to lower asking price. So I don't agree with the impossibility of prices going down. It really depends on what prices buyers are purchasing homes.
