I also asked my mortgage lender if they would allow me to rent my property that I had aquired with a conventional first time buyer loan. They sent me a letter saying that they had no problems with me doing that so now I also have documentation from the lender that it's okay. Trust but verify!

FYI fundrise is for inside US investment only and you need 500 to get started. It's also harder to pull your money out compared to other shared real estate investment but it does have the highest returns compared to others as well.

ok, just so I have this straight:
1: REIT; where you buy dividend stocks in RE stocks. You own nothing, just shares.
2: Partial Equity Owner; building a group known to you to pool money and agree on mutual ownership of property. You do actually own property this way, and split the $$$ according to your (hopefully) contracted agreement
3: RE Crowdfunding; where you buy a percentage of real estate, but you don't actually own anything except a percentage of the RE company profits that actually owns the RE. like stocks only without the stock market involved?
4: Rent (instead of sell) out your own house when leaving; self explanatory - done this twice already.
5: Buy property w/creative financing; seller financing from the owner (probably from people who should rent it, but don't want the hassle). Keep your documentation 100% on this because owners can foreclose if you don't.
