Value trap... I believe it will go further down... because
(1) offices spaces are still empty... Hybrid work culture is the main reason...so less negotiation leads to less
(2) debt is high, so more loan payment & that also leads to less

Pain will last for another 1-2year....

Thank you for sharing this analysis. To share my viewpoint, i believe the situation is still evolving and we need to take a stock of developments at regular intervals. As far as WFH is concerned, world business leaders have started to talk against it and we should be seeing more people moving towards the office in the coming future. Hybrid is the thing to be and I agree with your viewpoint that rental yields have to be re-negotiated. Having said, there is less competition on the quality fo real estate offered by REITs and thus they will have an upper hand while negotiating with Tier-I companies (these companies care a lot about their brand value and cannot compromise on their brand value, such brand value is derived a lot from where and how their offices are).

Moreover, a lot of GCCs are being opened in India due to availability of high quality resources at low cost coupled with low rentals as compared to global competition. Thus, in my opinion, this fall in price should be treated as opportunity but an entry should be made only once the sector has made its bottom.
