So, the main difference between them is the property evaluation
The Actual Cash Value evaluation is the current value of your property minus the depreciation the property has undergone over time.
Replacement Cost Value is the current value of your property, including the cost of the needed repairs or replacements.
Replacement Cost Value evaluation is easier and quicker.

Cost of Premiums
Premium coverage of a property from the Actual Cash Value evaluation is calculated from the current value of the property - which is often minus the depreciation value.
With Replacement Cost Value, premium coverage is calculated from the current price of the property, including the cost of repairs and replacements.

Actual Cash Value.
Financial Implication
The current value of the property is less than the cost of depreciation with the ACV approach. Therefore, the costs of replacements will often lay on the property owner.
But with Replacement Cost Value, the property owner will have the financial capability to cover the cost of repair and replacements since depreciation is included in the evaluation.
Replacement Cost Value, therefore, makes more economic sense.

But do they have any similarities?
Yes. The two are terms used by property insurance to determine property value. Also, despite the two taking different approaches, the end purpose of both is to help insurance determine the appropriate premium coverage for the property in case of damage or loss.

To sum up, how do they compare – Actual Cash Value vs Replacement Cost Value?
What I like most about the Replacement Cost Value approach is that it factors in the cost of repair and replacements in determining the current value of the property. It is also quicker to get an evaluation based on the RCV approach.
As it stands, I can’t pinpoint anything I like about Actual Cash Value – not the low premiums nor the deduction of depreciation value.
Therefore, when presented with both options, I would opt for the Replacement Cost Value approach.
