This is all new to me but good information. Thanks.
I just found out you can buy/build a quadplex as a residential multifamily property, living in it while renting out 3 of the units to pay the mortgage and the other expenses plus make a living on it.
I'm interested in building a fourplex because I like it to be brand new and designed it so everyone would be happy and comfortable.
I've always lived in apartments and am always remodeling them in my head, and there's never enough storage.
I'm checking out how to get started even with no experience and very little money. I think maybe I can make it work here in california. Townhouses with a garage sound like a good idea.

How do you parcel all units individually? What office does that? And do you tell the lender you want terms of a break-away loan?

Hey Jerome, This is exactly what I was thinking about doing! But I have a question, I wanted to use my VA loan to build the 4-plex. Will a VA loan allow me to parcel the land prior too for individual sale later. My original thought was build a 4-plex but build to townhome/condo code and when I'm ready sell parcel land then.

Are there "land agents?" Where they 7:35 survey the land to see what we will need to build? ( or if its too hard to build or cost prohibitive?)

Great info and your idea about building individual blocks instead of everything in a single block is great. To build them as a seperate parcel do we need to keep an open space between each block?

this is good, , problem is, , banks wont lend if you are not a contractor or a general ? correct ? and that too a duplex is out of question
