My first job was for an apartment just 2 weeks ago - Changed a toilet, a kitchen faucet, resealed a tub and unclogged a vanity sink. I picked up my 2nd job today, did an estimate for 820 sqft laminate flooring + vanity sink replacement + 240v outlet into a garage from the basement for a heater. I'm in disbelief of the confidence I have gained just being myself, it feels like I can finally breathe clearly, I should've trusted my gut and started out couple years ago. Controlling my hours was all I've ever wanted and finally I have found my calling.

If people could only see the GOLDEN goose here. In this situation the work comes directly to you without soliciting or marketing yourself over and over again (no overhead, just one solid first impression). You don't have to sell anything to anyone...you are in the service of problem solving, not home repair. What people fail to realize is that the Property Manager represents a business and that you are doing work for a business, not private individuals (in this scenario). These aren't small time home owners asking for little odd jobs and you aren't begging for their business. Some of this type of work can also come from Insurance companies as well, such as flood damage, smoke damage areas, broken windows. But the best is from a Property Manager because they pay top dollar to keep the cash flowing on an investment property. Awesome way to break it down! People owe you some beers for spilling your secrets!

I just started up a few months ago and it took one client to set me up for this season. In one neighborhood. And next year is booked out on one major demo/remodel. It pays to answer your phone, show up on time and not be a slob. Love your channels!

Great video and explanation! For those that don't believe this can be done, stop watching how to videos and take some sales classes. In all my years in business I consistently watch the $15-20 per hour guys trying to be the lowest estimate because they don't know how to sell. Once they get the job, they try and make up for it in cutting corners with time or materials. Stop overbooking and not returning calls because you're trying to beat your competitors by $50. It's not about the money it's about returning calls, showing up on time, being presentable, going the extra mile and working referrals. The Handyman is obviously good at what he does but he's even better at playing the business game and working referrals. The value add that he mentions is priceless, separates most and is your best return on investment. Going a little above and beyond goes along way!

28 and skilled in many parts of construction. I am going to start my own handyman company after being let go due to covid in march.

But seriously. The Handyman is not wrong here. I work in orange county CA. I make between $750 and $1200 a day on average. Rental properties and houses that are currently in escrow will HAPPILY pay more (2 to 3 times as much) than regular home owners and retirees to make the problem go away so they can rent the home again or close escrow. Not all my clients are realtors but do I have around two dozen real estate agents that call me 2-4 times a day with an emergency ($$$) "can you get out to 123 helpme st?"

These investors are also often strategic about when they do improvements to offset other investment income and lower their taxes. Lower taxes, higher rents, more equity.

I do the same in NYC. Most buildings don’t have central AC. The amount of money I’ve made from just putting window units in is unreal.
Made a small fortune hanging flatscreen TVs as well.

This is a good chanel for those of us who do this kind of work. I'm semi retired now but I still go out and do some work for people. Just the other day I made over $1, 000 in under 8 hours. One of the keys to being successful in this business is to show up at the clients door when you say you will be there. Then do quality work for a good price. Word of mouth will get you more work than you can handle.

I totally agree with you I was a supervisor of Toll Brothers for 9 and 1/2 years the other way is when pricing your work just go on Home Depot or Lowe's and see what they're charging that's easiest way. And you're right you should go to the high-end neighborhoods don't waste your time with nickel-and-diming lower neighborhoods. Believe it or not with all the heating and air conditioning that I installed I make more money assessing people's homes with possible problems that they will deal with in the future I walk through their house and point out things that will be problems. I enjoy your handyman tips.

This is exactly how things are with me. Its almost scary to think. Everytime you explain these types of things in your video's its like you're talking about my business and how things are in my area. To anyone who is skeptical, it is true. He is making this type of money doing this type of work. I do it everyday, all day.

Handyman, you've done a great job explaining this in the past. This is still great content nonetheless.
It's nice to have such a brother in another location.
Someday we will meet and have a brew in a secret location (of course).
To all the folks who still don't understand/believe this, dont worry! Keep refining your business, and customer base. If you really pay attention to these basics, you will make that money -or close to it. Demographics do have a huge influence on this, but you can still receive a good income that will be close to this scale. Scale is relative of course. $1000 in Massachusetts could be $800 in Idaho....
It may not happen EVERY day, but it CAN happen.

Some states require "Property management" companies to run under a licensed real estate broker. In Minnesota, it's against the law to act as a property manager without a license.

I appreciate the advice you give on this channel. It has helped me push me over the edge and start my own business. While I live in a fairly rural area, there is money here (Big vacation homes on area lakes with part-time residents) so I see the opportunity you present here. Hopefully once I get my business ready to go, the work will start to pour in.

I worked off the books for a while and word of mouth is powerful in handyman/woman business. Especially if you're a likeable worker.
