First time home buyer here, lived in plaza midwood for a year, they raised our rent by $600 so we wanted to buy before the lease was up but had to move out of Charlotte to Kannapolis and highly recommend doing it, bought and closed last month in Kannapolis/concord area which is growing fast, great time to move here!

I believe this is the blow off top - things don't feel right and everything is just getting too expensive for the average family. I suspect inventory builds once the panic buying over higher interest rates fizzles out towards May/June. Mortgage industry layoffs will also increase. Officially be in a Recession by Summer.

Everyone I talk to in my circle that is smart financially, own rentals, owns a business, etc is agreeing - this is not going to end well. Costs are going up way too fast and the FED is a joke and not doing anything to actually curb inflation.

Those over priced cars/trucks/toys that are 40-50% YOY more expensive, are going to be hurting pocket books and I just don't see how people can keep over extending themselves much longer. Just my opinion but this is not a good recipe for continued housing increases and the economy as a whole.

Thanks for the update. So disappointing, as I was hoping to retire to Charlotte in 2023, but it seems like the outlook is not good for the medium term. Just wish that some affordable condos would go on the market there.

You are spot on - I have an IG channel where I follow the insane home prices in Charlotte. $40-100k over ask is quite common based on what’s been closing recently
