Yep. Good water, timber, good soil and a "defensible" terrain are essentials. Don't forget all the legal stuff: a clear title, zoning and permitting laws, and easements--especially access easements (I've known people who looked at a property with no legal way to get to it, and also know a guy who found out a neighbor had legal access to a road that went right through the middle of his property). DEFINITELY do a preliminary "area study" before you buy, and then expand that once you get settled in. Things change all the time, so you will have to revisit this study periodically.

set a price range, select a 'climate', geographical region, on-property desires (stream, trees, etc.), and start looking within those parameters for as much acreage as you can and buy it

then like dude said, 3-5 years IF you know what you are doing and work super hard until you really are settled to a point where you can really be producing enough to keep you going

Investigate the neighbors prior to buying. I recently found out our neighbors are felons. Not necessarily neighbors you want in desperate times.

but where do you actually go to see what land you can buy in the first place. do you contact state or federal governemnt is there a private land website thats more trustworthy than the others? how mayn land buying websites even are there?

I would love to meet my future partner but not having much luck with finding an over 40 homestead fella to join me in middle Tennessee. I currently live on a young homestead in a co-housing situation where we're growing food, got 2 chickens, and managing the land with solar and earthship building projects. If anyone knows a good man, message me please :) I'd be open to moving for my future husband, lol. I prefer Tennessee, Kentucky, Missouri but who knows what I'd do for love and focused self-sufficiency - Partnered!

I've been considering a desert homestead for sometime. Obviously there are certain ecological limitations, however there is a tremondous benefit of security. In a SHTF scenario where are people going to go? Where there is Water, timber, good soil, and defensible terrain. In a patrol base you look for the most inhospitable location possible because you want to be in a location the enemy would least likely want to be. What do you think about this?
