00:00 BRETT TUTOR: So one of the key differences between shopping for a used home and a new home is that in most cases if you're shopping for a new home, it hasn't been built yet, so that's why builders build model homes, to give you an idea of what your home's gonna be like. Although builders usually have multiple floor plans to choose from, the model should give you a good idea of the quality of the build, potential layouts, and the options and upgrades you can choose. And when touring a model home there are several things to keep in mind, so let's go take a look.

00:31 TUTOR: So without a doubt the best place to start is right here inside the sales office, which is usually inside the model home, right in the heart of the community. And the sales office is gonna have all the information that you need to find your dream home. They'll have maps, brochures, everything you need to narrow down not only what home you want, what lot you want and where you want to be inside the community. And don't be afraid to talk to these sales counselors. It's not a used car lot, they're very low pressure. They know that this is gonna be one of the biggest decisions that you ever make in your entire life and they're here to help. They're a resource to you, so take advantage of their knowledge.

01:07 TUTOR: So when touring a model home you open up the world of options and upgrades and personalizing your home your way, is one of the most exciting aspects about building a home. Most builders offer standard choices included in your home's base price on such things as tile, flooring, cabinets, counters and sometimes even appliances. These standard offerings do vary per builder, so be sure to ask what's included. In addition to standard choices there are also upgrades, which do cost extra. The model homes are often decked out with all of the best upgrades to give you an idea of what's available, but you can pick and choose as you wish to keep comfortably within your budget. Upgrades will obviously improve the value of your home and make it even more personalized to your taste. But before you go crazy on upgrades be sure you know how much home you can afford and put some thought into how many extras you can comfortably include in that number.

Great information especially 00:51 being high pressure can really back fire in new home sales because today's buyers are already stressed and under pressure.
