Still have 5x city and 6x docks left. They received a huge boost when Gardens came out during covid, and now they are slowly going up and are harder to find. Most buyers just did not know about them…

Gardens was on the retirement list last year, got postponed and was heavily discounted ( well below €200 ). The box is huge… markets just came out.
Everything is against it as an investment, Treehouse 2.0.

Makes you wonder why they've done so well. Were they exclusives? Is it because they look good like the modular buildings? Because they were featured prominently in a Lego movie or something? Always interesting to try to figure out the driving factors in what causes one set to go crazy in retirement and another not to.

I'm sitting on a bunch of City Gardens and the set still hasn't retired yet. It will probably take years before the new one retires, so there's no point picking it up yet as it will take up space and lock capital.

Couple issues. The new modulars will do "well, " but they will never climb like the original. Even when the Docks came out, it wasn't clear that this would turn in to a line, as the first two were "movie" sets and the movie was not well received by most Ninjago fans (for stupid reasons). So the original modular was not over-hoarded. Gardens was a surprise to be sure.

The other issue is that giant sets like these ship in over-sized boxes. The shipping is an arm and a leg. There are other issues as well. I would not bother with oversized sets unless you are confident there will be a huge climb in value.

Third, most of the fandom already knows that a Ninjago City Apartments is in the works. This only incentivizes people to buy Gardens now. It's not like Apartments will come out and people will be like "damn, I should have bought Gardens."

Pass as an investment IMO.

This is exciting. These were my first two sets as a possible investment. Purchased in Oct 2019 at the Amazon sale price.

Hi Shane, thank you for your video. How do you believe the market will develop if we were to experience a significant recession? Is there a risk of being unable to sell one's entire inventory for the time being or facing significant price reductions? Is the Lego market not as strongly affected as other markets?
