Texas land and housing prices have truly gone insane over the last 3 years. Blame the influx of incoming new residents, prices of supplies, real estate companies, the federal there's people leaving leaving Texas and selling their property to get out of the taxes. It's becoming unaffordable for many people to purchase property and a house now. Which is kind of what these companies do. Purchased tons of land, split it up, doubled or tripled the money selling to real estate companies.

$2.2 million is ridiculous. I know of a 400 acre tract that sold for $4.4 million, and a 270 acre tract for $2.5 million.

I have 11.39 acres with a house and a cabin, power to everything, 4000' of fenced productive gardens, barn, greenhouse, self sufficient living in the middle of 2 million acres of national forest in N.E. Washington, and still 20 minutes to town, 350k b1tches

I liked it up until I saw the price. It would love to move back to Texas if the property is available priced right water electric road access and sewer. But $220000 is out of my league.

Next to river but no water rights or access and has many restrictions from state and feds...also on freeway and river and straight thru property has easements from state...good luck
