How to stop urban sprawl and reduce the harmful effects of gentrification? The solution is the same fro both challenges: change the way government taxes property. Exempt all buildings from the tax base. Tax land based on its potential annual rental value rather than capital value. This changes behavior. Owners of land will experience much higher carrying costs for holding land vacant. The profit from speculation in land will disappear. People who improve the land they hold to its highest, best use are rewarded for their efforts. Land costs will fall. Housing costs will fall. The pressure on outlying land to be developed will be reduced.

The suburbs are great I want to be an architectural developer when I grow up. They allow for a better quality of life and a nicer house for its citizens to live in
