Arvin you're so spot on with the NY buyer of a townhome wanting a backyard. The only reason they go TH instead of penthouse is cause they have kids, and having a yard at that price is a prerequisite. Kids go away to prep school in the Northeast by the time they hit high school, and they're at their summer home for 3 months, but having a catch or building a snowman, it sounds like a minor detail but it's literally everything. And a lot of people don't realize it cause they're all private and can't be seen from the street, but a lotta those yards are huge. This one by comparison is more like a 2nd terrace than it is a backyard.

Btw I have that exact same grill and my place isn't even $1 mil, lol

Little “fun” story:
Growing up we had a house in Hamburg Blankenese (Germany), which had an indoor pool on the second floor.
It was a constant hassle, because it was always leaking to the downstairs. I also actually nearly drowned in it, being a small kid and not yet able to swim, it being out of sight, easily accessible, right in the house. Coincidentally my sister found me floating there…which was the reason for me to learn to swim.
