One question, though: does it make sense to pay the Sondertilgung? If so, how much?

For instance: taking a 150k flat, 100% financed for about 30 years, and the usual 5% Sondertilgung cap, if we pay the full 5% every year, we can end get it completely paid within about 12 or 13 years, be fully cash flow and free of a debt.

In the other hand, the more the debt is lowered, the lower is the paid interest rates every year, so the lower is the tax return advantage. Does it make sense? Then, where is the point that makes it a bad or good idea?

Do you also help managing the properties (finding tenants, handling repairs, etc...), or do you have recommendations on agencies that can do that? I think one of the things that "scares" people most about RE investing is the worst case scenarios (bad tenants, water pipes break, etc...), which you don't have with ETFs or other investments.

I have a general question...Hiw do you protect yourself against damage caused by the tenant? How does a property manager handle 'mietnormaden'? Are there routine rental inspections by the property manager? 😊

The numbers are all good... But but but... The calculation doesn't really include everything.
1. The land doesn't really have much valuation compared to building, meaning the building is something that we have to talk about. Selling a property is more pain in the butt compared to buying.
2. You might have done the renovation a few years back but what about the building renovation? What about the heating efficiency?

There are many other aspects which need to be considered before getting into this. The calculations are good but only to a certain extent, they are not the full picture.
