Explore what happened to the Phoenix real estate market in 2024 and what's in store for 2025. This review will cover buyer demand and the effect of interest rates, inventory levels, and which cities are in a buyer's market or seller's market. Homes for sale in the Phoenix valley cities are reviewed and compared to 2021 low inventory levels, dispelling any speculation that inventory is surging or exploding. Bonus material includes a review of the Federal Funds rate and explains why they do not directly impact mortgages. An in-depth review of the federal debt which will have consequences on mortgage interest rates. Current deficit spending will be inflationary and cause the 10 year treasury bonds to rise and consequently mortgage rates. Examples are given of government spending that could and should be cut.

Interesting content! Deficit spending can definitely be inflationary, except in the case of spending directed towards investments that increase the economy’s productive capacity (infrastructure, education, technology, etc.), where the economic growth can offset inflationary pressures.
