Benjamin was probably also dead! Since his fur is in the basement. That’s why he was able to transverse between both worlds. He was probably an animal the original owner of the house had killed during hunting.

When Benjamin returned he made the place his own ( the hunter most likely left or abandoned the place) and started learning human language and other human things to do his job properly.
