I moved to Omaha just over 5 years ago from upstate NY and gotta say my wife and I love love it here. While I know you guys think property taxes are high here try living in central NY. Property taxes are crazy high and they regulate you to death.

Lived here all my life!
Yes it's kind of boring but affordable all the way around!
We have jetski's and go out of town on the weekends a lot.
But love coming back home!🏡

Grew up in Omaha and living in DFW, Texas now. Gosh I miss Omaha. Texas doesn't have an income tax, but its got comparable property taxes, worse summers, and the endless concrete sprawl and traffic is horrible. Hopefully, I'll be back home in a few years.

Bergan mercy is the #1 trauma center and chi health has better treatment options for people and it’s a nonprofit organization so I feel like your hospital chose is wrong

Quality of life here is overall okay. Taxes are terrible, drivers are worse. This isn't an expensive state compared to some, but it is very quickly rising, mostly in taxes. Were building shoddy "custom" home neighborhoods like never before. Anyone who has lived here for the last decade will tell you how much it has exploded and with that, how much traffic has exploded. Our roads and highways weren't built for this kinda traffic, there is so much bottlenecking intersections it's insane. Insurance is a joke, homelessness is rising, we have at will employment, which there are laws to prevent random firings but you have to FIGHT for it. So it's okay, but it needs to improve. I have lived here my entire life, but I am a step away from uprooting and moving to Iowa like a lot of my family has done.

Cons: ZERO food culture, ZERO music culture, fake politeness, corrupt politicians (especially in Bellevue), insane food prices, insane medical prices, virtually no medicaid coverage, some of the highest car insurance prices in the country, one of the worse public transit systems in the country, sprawling urban car dependency, unwalkable, unbikeable (especially in summer because there's NO shade), Omaha's water has dangerous levels of arsenic and 12 other contaminants exceeding EWG health guidelines

Nebraska is overall conservative politically, nationally has better school test scores, better policing (lower crime rates), more consistent job market historically (consistently low unemployment rate compared nationally), rated high as a good place to raise a family. Home valuation very steady, in good OR bad national economy. No big dips in real-estate valuations like the costal states.
I'm glad I don't have to ride a bus to get somewhere. Like my freedom too much. want to get in my car and where ever and when ever I feel like it.

So if none of that is for you ? It's ok to move

Call a roofer and trust they'll be honest about what they see?

I might test that with a roof that I know is in good repair because it's been recently replaced. And/or ask them to very specifically show me what they've found.

Sadly right now Omaha is making poor public policy decisions. They are increasing property values sending up property tax rates. Thankfully, the governor did something to stop this in the future. The City just awarded a $26Mn TIF to NuStyle to redevelop a building on 15th street. Sure, it is great to get things back in commerce. However, NuStyle has been jacking up rates and developing other properties with zero concern for affordability. Plus, most people in Omaha HATE downtown; so, did the City just subsidize Creighton housing?

Throw in the horrid way people drive here along with the absolute refusal of bike and lime riders to use the street rather than the sidewalk and Omaha's livability right now is in decline.

Move here right now to get a feel for how great this city was and could have been. But, in 3-5 years be prepared to pull up stakes and move on.
