To all the procrastinators that are reading this. Start Now and Fail. You will have peace of mind knowing that out you tried. Don't be like me. I started learning wholesale years ago and did nothing. Back then people cash buyers were flocking to deals. Now they are more selective and with rates higher than ever are not as easy to come by.

What I am saying that right now is easier that it will be 5 years from now.

DON'T BE ME START AND FAIL NOW! At least you will have no regret that you have tried. And save yourself from feeling that you missed out because you never started.

Reached the end! Was awesome to watch and loved all the videos! Can't wait for more. I did have a question for you two. So, when you're in the process of purchasing a home and then finding a person to lease out to or rent to, how fast of a turnaround can that be? Do most people have to pay for the houses mortgage for a month or two before they get someone actually in the house? Do most loans or pml give you 30 days before having to make a payment?

Hey jerry been loving the videos. Quick question however, I was on the path to get my real estate licence, while doing so I discovered your channel and wholesaling. Its been a month and Im looking to start wholesaling, but I saw a video regarding how you shouldn't be licensed if your wholesaling because you could lose part of your assignment fee to a brokerage. I know you have your license, so maybe you could help me understand this better and your opinon. Thank you!

If i just have a screwdriver i can find something to tighten but if I have a whole carpenter toolset I can build a house. Or in this case lockup and sell houses

I used to be a realtor in Michigan and I was told that to seller finance in Michigan the property could not have a mortgage. I haven't seen anything about this on your videos, so I'm assuming that the info I had was incorrect?
