It means that calculating installments on PMT formula in excel is right as long as you change the "principal amount" term by Unit price and interest rate with "rent". And use kibor + 4% as a base benchmark for installments calculator. And that KIBOR just give the bank right to take maximum amount of interest/rental profit not adding further 4%. furthermore, what about pricing. If i gonna serve islam then my pricing shall be low as possible to serve islam. Which already had happened in imran khan's government, and all banks were tied to 5% and 7% for ten years tenure. Now why it cant be happen again?
all banks are playing with the terms only. No one care about islam. Yes it is true that by changing term interest with rent will make the deal halal. But where in the world that a tenant cant make an agreement on rental price. Why should i pay 60 thousands for rent on 60yds/550sqft old constructed apartments.

It is very frustrating and sad to know that meezan banks, bank islami whatever you call a name, all banks have same profit rate somehow. Now market is saturated so these banks are changing a little bit profit lower by 1% or 0.5%.
