Property Tax Appeal
The appeal needs to be submitted within 45 days from when the county sent the assessment notice. Different homeowners will have different deadlines. I don't want to ruin your evening, but your deadline could be TODAY. Check your notice. Don't worry, this is definitely a process that you can do!
The county requires comparable 2022 sales to support your estimation of value. The county site has a clearly marked tab to find comparable sales.
It is helpful to determine your house's price per square foot by dividing the price that the county says is your fair market value by the number of square feet.
Then, look at the comparable sales on the county site. You want to use similar homes in terms of square footage, year built, typically within one mile, preferably within your neighborhood. The sales that count for tax appeal purposes are sales between Jan 1, 2022, through New Year's Eve 2022. The prospective comps should have not only a lower overall price but also a lower price per square foot. Divide the comps sale price by square footage to figure the price per square foot.
Once you go through the online process, there will be a period to wait while the county considers your appeal. If they agree, your bill will be lowered. If your appeal is denied, you can and should appeal the decision to the Board of Equalization.
Please reach out to your commissioner to lobby for a lower millage rate! The county should not get fat and push long-term residents out just because property values have up.
