If you're first starting out get a duplex if you can I got 4 units going for 700 a month each and I only paid 65, 000 for the property.

Big Trees in the front yard can be a problem…roots in the sewer lines.
Old houses like that I like to refinish wood and keep it, rather than carpet and lvp…because of longevity.

Hey Will, curious as to whether you use a third-party management company for you rental properties or if you do it all in-house? Might also help people to understand if you're using a capital reserve account to cover some of the large expenses that might come up when you have numerous rental properties. Hey Will - - - How do you get your tenants, do you just put an ad in the paper or do you have a property manager handle it..? Same question for monthly rents, do you collect them yourself or do you hire a property manager to do for you..? I guess what I'm asking is if you use a property manager for all your properties or do you try and do it all yourself..? Thanks
