I just stumbled on to your channel and I am taken aback by how young and talented you are. At my big old age, I tend to feel the same about owning. When you rent, you know what you'll pay each month, but when you own a house, the mortgage is your minimum. There are so many hidden expenses, taxes, repairs and liabilities that come with ownership and a lot of people are house poor these days.

It's funny you find owning a apartment/home as more stressful. For my case I'm completely the opposite, I've purchased one recently as I just do not feel 100% at ease living in someone else's home (even with amazing landlord) and owning feels just much much much less stressful for me haha.

I was doing really well as a freelancer, but the past year has been brutal. AI, people hiring people overseas who can work cheap, overall low expectations of quality so they just go for the cheapest/youngest, inflation and rising costs, but not being able to raise rates because of all the above. I think I have too much experience now, so people don't even want to reply to me, because they just want cheap. So I'd love a video about how the freelance market has changed recently, what to do when you have too much experience, how to deal with offshoring of professional jobs and AI. I have been erasing a lot of work from CV, and I am getting more replies, but the rates they are offering are not possible. Also, how to write a cold pitch letter to prospective clients.
