60 now, and everything is paid for. Fortunately, I had a college economics teacher who taught me a lesson when I was 18 years old. That lesson was: you can't buy something else for every purchase you make. Having multiple sources of income is prudent, as is living within your means. I have a 13-year-old vehicle because it is all I need, I like it, and I can do whatever I want with it. My net worth is $4 million, and I can pay my bills without stress, but I don't live like I have that. I have no complaints.

I dislike taxes for one main reason: the government requires individuals to calculate their own taxes and imposes heavy penalties for mistakes. While I have no problem paying taxes as a US citizen, it seems strange to me that I have to do the paperwork when the government already has all the necessary information.

If the dollar collapses don’t be fooled your debts doesn’t disappear, they add it back to the new currency or mode of barter. best advice get out of debt. make regular investments be debt free and financially stable

This is a “until death do we part” approach, no getting out without recapture, so know your in 4life with real estate, and no matter what, the bank wants there money and interest, and the county wants their property taxes. No short cuts💯

In the future, you should discuss depreciation recapture as this is a tax that you do pay unless you do a 1031 exchange. Since most investors never own for too long (say over 5 years), they are unfamiliar with this calculation and tax but any real estate investor who owns multiple properties is thinking about this tax and taxation strategery.

During the GFC I saw it with my own eyes, many of my friends over leveraged in multi-units, lost everything couldn’t rent the units and property values were falling at an accelerated rate, those people Now own everything outright, just be careful

Best way to find a tax person who understands all of this? That is my current struggle. My CPA does not maximize tax planning.

Pro tip - a tax attorney needs to set up the entity structure before a CPA firm will do much. I spoke to Beach Fleischmann. They were not helpful.
