New subscriber here! I’m not really sure why people think this is a controversial thing to say. Unless you have unlimited money and are willing to have a set of properties specifically for people with bad histories, felons, late payers and people who will run off with appliances… yes, this happens, you’d think people would want to know what they can do, legally of course, to attract the best possible tenants. we all want the best tenants for our properties so we can avoid headaches.
