No guys... you can't put 3 bedrooms and then put the living room at the entrance with the passage between sofa and TV... better if the bedroom on the ground floor was the living room leaving the entrance a single area dedicated to the kitchen and dining room.

I always think it is kind of a waste to not have the flat roof used as a roof terrace and I know there are regulations in certain areas regarding build height but in this day and age when urban space can be quite scarce it does not make a lot of sense for the top floor to have a balcony that reduces the number of rooms (although in certain climates that might even be a plus)...

Achei os quartos muito pequenos, o tamanho dos armários não cabem roupas nem para uma pessoa, mas as camas são de casal e ainda contam com uma mesa de escritório, como guardar material de trabalho e roupas de duas pessoas em um mini guarda-roupas. Acho que todos os quartos deveriam vir equipados com um closet e para os quartos de cima existe uma sacada, mas para o quarto de baixo não e tem uma janela grande, ótima, mas ao mesmo tempo que é maravilhosa, também poderia tirar a privacidade de quem ocupa esse quarto do piso inferior, eu faria um muro em toda a volta, colocaria um espacinho para uma mesinha e cadeiras de balanço abaixo de uma marquise logo na saída da janela e usaria o restante do espaço para montar um mini jardinzinho, com uns vasinhos de suculentas para dar um toque de natureza, e talvez colocasse um deck com ofurô, telhado de vidro retrátil. Daí sim teria um espaço privado como os quartos superiores. No telhado talvez cercasse também para montar um terraço com uma parte fechada em vidro e outra ao ar livre com uma churrasqueira para os dias de festas.

THE LIVING ROOM AND EAT IN KITCHEN AREA IS TOO SMALL, IF YOU TOOK DOWN THE WALL WHERE THAT FIRST BEDROOM IS, IT WOULD COMPLETELY OPEN UP THE LIVING ROOM AND LEAVE SOME SPACE FOR A KITCHEN DINING TABLE AREA. UPSTAIRS IS ANOTHER MESS. THE MASTER BEDROOM CAN HAVE THE FULL BATHROOM, BUT IT SHOULD ALSO CONNECTED TO THE PORCH! IF YOU CHANGED THE FLOOR PLAN UPSTAIRS YOU CAN STILL HAVE 2 BEDROOMS. OR, JUST OFFER A BIGGER MODEL FOR MORE BEDROOMS. BUT THIS MODEL IS A SERIOUS BAD USE OF SPACE IN MY VIEW. ALSO, THERE IS NO "HOMEY" VIBE HERE AT ALL! IT LOOKS LIKE A STERILE HOTEL IN SWITZERLAND WITHOUT ALL THE BEAUTIFUL VIEWS! DESIGNERS HAVE TO START TAKING INTO CONSIDERATION THESE ARE GOING TO BE PEOPLES HOMES! YOU SHOULD FEEL AT HOME IN YOUR HOME! DECORATIONS ARE ONE THING, BUT YOU CAN ONLY WORK WITH THE SPACE AND ENVIORMENT YOU HAVE. I SAY, CHANGE THE SPACE AND ENVIORMENT AND OFFER THE OPTIONS OF CUSTOM DESIGNS. OH, AND THAT PORCH? WHILE THE SPACE IS NICE, THE BACK WALL AND BENCH LOOKS LIKE A BUS OR TRAIN WAITING STATION! NOT INVITING OR COMFORTABLE OR PRETTY TO LOOK AT, AT ALL! IN MY VIEW. I THINK YOU SHOULD RE DESIGN THE PORCH SO THERE ARE NO WALLS AROUND IT.. Nice plan. If you upgrade to include heat systems, concentrate on rear garden/yard, and your software needs to be programmed for 2 Entries. You NEVER have back doors.
Nice plans though you might want to include both metric and standard units plus the $13, 0000 in what currency.

An excellent home! But the master bedroom should have its own private full bathroom. The balcony is a very nice touch. It should only be accessed privately through the master bedroom. Very nice view from balcony. What is up with small closet posing as a powder room? I would feel lucky if my narrow butt can fit through there! LOL :D Great home and great job designing it! Cheers :D
