The thing about not saying DREAM HOUSE is so true. My agent told me to keep a poker face at the home showing, and to keep a critical eye. Be aloof. The house was amazing and I knew it was the one the moment I walked inside and saw the view, but I played it like I was bored and emotionless. It’s a BUSINESS TRANSACTION. Treat it accordingly.

20 years ago, I made the 1st mistake mentioned.. my Mom played role as my buyer agent and while going through the house, I started crying and said "Oh my God I LOVE this house!" everyone laughed saying I'm not supposed to do that lol turned out the seller wanted to meet me and we became friends after purchasing the house. She was a lovely lady who has since passed. Now that I need to move I only hope my buyer will love it as much as I have. Positive energy=Positive results:)

The way I found to ask the seller as to why they are selling their home, which works for me, is to say "This is such a beautiful and well-loved home, why did you decide to move out of it?.." I get true answer most of the time.

When vewsing a house, never assume that there isn't an audio recording devise listening to what you are saying while viewing.

Even if a buyer has a contingency in their offer for a satisfactory home inspection, it may be unwise to insist that smaller repairs be made after your offer has been accepted. When I sold my mother's California home after she passed, the first buyer wanted the dishwasher and garbage disposal replaced because neither worked properly (the dishwasher had an internal water heater with a blown fuse). These repairs may even have been covered under the home warranty the selling agent was buying for the house.

What the buyer didn't know was that there was a second offer for $25K above the asking price from a buyer in New York City who needed to move his family in 3 weeks because of a job transfer.

Of course, I refused to make the repairs. The first buyer backed out. I spent less than $1, 000 on new appliances and accepted the second offer. BTW, at that time in California, a 14 day escrow was possible (probably still is if working with good professionals). I got a higher price from a very satisfied buyer who hand wrote a thank you note and the first buyer never knew.

Lucky for me? Yes, but a buyer doesn't necessarily know what other factors may be in play when an otherwise reasonable request is refused.

I was at the closing table representing the seller.
The escrow agent, obviously reading from a government form, asked the buyers what they thought of the house.
The lady of the husband-wife buyers immediately exclaimed "EXCELLENT!". There was no opportunity for me to advise the buyers' agent to inform her clients to say "Average".
The escrow agent checked the "excellent" box on the government form, which caused the government to reassess and increase the buyers' property taxes.

Always counter, even if it’s 5k, because the buyer will think they coulda have offered less and they may try to ask for more in petty repairs because you didn’t counter and they’ll think your a yes yes person.
