Scents; there are a lot of people who are allergic to scents, and I'm one of them. I need to smell the actual house to make sure I can tolerate living there with my allergies and asthma. Don't cover it up, clean it up.

We sold our house when we had already moved. When we were in town, I visited the house and was met with a musty odor. Our real estate agent had “staged” the house w ratty decor and had stashed the extra in the entryway closet. The smell came from old dried flowers they had stored there and was the first impression when buyers entered our home! The other smell problem comes from real estate agents, male and female, who wear overpowering cologne or perfume. Just crazy stuff that lingered for hours! There, that’s my complaint! I recommend a clean smelling ie no smell house.

First buyer who entered my "extra clean" (Realtor's description) house made an above-price offer. I believe that the house was correctly priced.
What did I do? All repairs completed, new roof installed, trees trimmed by arborist, new paint inside and out. Finishing touch was cleaning by 8-woman crew ($400). No staging because house was empty. The only fancy touch: Ceramic pots with flowers flanking the front door. Compared to the houses I saw as a buyer in this price range, nothing could touch this basic type of treatment.

Next time I hire a realtor, I will make sure I interview them first, . Because nothing is more frustrating then not being happy with your realtor .

I can’t even stand the fragrance in my laundry, not to mention throughout the house. 👎
Absolutely, hate scented candles, sprays, etc.

Some people do not like the smell of vanilla. That smell would have a negative effect on me when I walk into a house. The best smell is clean. Just clean. Any fragrance would be a turn off for me. Just go neutral for the sake of very sensitive people.

We listed our picture perfect newly reno’d house a few years ago and it sat for six weeks despite several showings. So, we typed up a list of the top ten reasons we loved living in that house. We made copies that people could take home. We immediately got multiple offers on our house. Tell potential buyers what makes your house special (what cool things are close by, nice yard, great school that brings in nice people, etc). It really made a difference.

I'm actually in the process of re-painting the entire interior (ceilings and walls) of my home with Benjamin Moore White Dove; it's beautiful and soft. All of the trim and interior doors are being painted with Benjamin Moore Chantilly Lace and it's the perfect complement to the White Dove. Audra, you deserve 50K and more subscribers - your videos are informative, on point, and fun. Thanks for sharing!

When we last interviewed a realtor, they provided a bound copy of comps both sold and on market for us to get a good perspective on competition. Then a detailed analysis of our home and recommendations for improvement. That was 10 years ago and the market in Houston was very slow. We got to work on painting and decluttering. I knew how to stage. The house sold in 1 day above asking price. A great realtor made the difference.

I get migraines from perfumed anything. I have turned down houses cause they had a febreze, or perfume smell

I love fragrance. I suffer from allergies, mostly pollen, and mild asthma from time to time, but when I walk into a house with a beautiful fragrance, lavender, vanilla amber, be an essential oils plug ins or candles it makes the house feel like a home. I have been to many beautiful homes where people use fragrance, its just makes me feel like the sellers took the time to do something a little special for a buyer to enjoy while walking through their home. I personally love the idea.

I totally agree with you about toilet seat lids being down. I can't tell you how many pictures of homes I have seen and NO one puts the dang lid down. I just don't get it.

1. Surveillance camera, 2. Feature of the house factual sheets 3. Neutral Smell 4. light up all through ( light bulbs ) 5. Clear Hallway 6.Toilet lids down, 7. Paint neutral white indoor and outdoor. 8.smoke detector, CO detector, ( dated less than 10 yrs). 9. Hide valuables, meds, 10. Realtors show up on the property

My thought for adding a scent to a house: cut a lemon. By the time the customers come in, the strong lemon scent is gone but there's still faint citrus.

If I walk in a house and it has any smells, I have to leave right away. Allergies and respiratory issues are constant problems for me and many others.

Audra - you have great tips for selling houses but you also have an amazing professional personal look. How about a video on how you present yourself as a realtor. Love your classic look, elegant hair and makeup. Would love to get advice on how to present myself! Not just the house 😘 that would be a great video !!!

It should be obvious, but take all of the junk off the kitchen sink, bathroom counters. Have the yard manicured and shrubs/trees pruned. Fix everything! I’m an unusual buyer in that I can look past a lot of stuff. But most people want a model perfect home to walk into. Do not rely upon your own wisdom. Your realtor is your best friend!

A few years ago when my hubby and I were looking for houses we were in an unusual house, it had a lot of furniture and stuff in it but when we opened the garage OMG it was piled with stuff in the middle. I thought, how can they fit all that stuff in this house on top of all the stuff they already have in there? It was overwhelming. I also thought. They should have just rented a storage unit. No one wants to see all your stuff in the garage, especially if you haven't moved out. Declutter and rent a storage unit for a month.
