13.6 ac should be about $13-$18k. They are trying to tack on 22k for the airstream and well. This is common in WV with owners who dig the well or put in the septic, trying to make a profit on that work.

Do not live anywhere near Harrisville unless you want to deal with meth addicts daily, Parkersburg isn't bad in most places but is a lot smaller than being let on here, and that road isn't going to facilitate any moving trucks larger than a pickup. The park is fine but nothing to go nuts over. Unless you are comfortable defending your property on the regular, look elsewhere, there is a reason it is this cheap and it's the people that live in Ritchie County.

Remember when buying land in WV, a lot of it is owned by far away investors who buy tracts of land solely to put conservation easements on so they can claim the tax benefits and depreciation. It can severely limit what you can do with the property.

The practice isn’t confined to WV. But it’s very prevalent there because so much of the state is forested.

My dad checked on a piece of land that seemed like a decent deal in WV. Found out it could only be used for hunting because the deed didn't allow clearing the trees.

Check for land rights. Lots of land in wv is not attached to the power grid literally cost millions to get power

it's literally in the middle of nowhere. 10 miles to nearest store, 32 miles to Walmart, etc- this is a great bugout location.I don't see well enough to drive or i would buy it asap.
