We moved to Regina 4 months ago from Ukraine, since we found a job here we got on our feet pretty quickly and felt comfortable from day one. It's a great city and province to start your journey across Canada, there are affordable housing prices, a quick process to get a PR and just cool people. We talked to Canadians who lived in Toronto/Vancouver but still came back to Regina because here they can afford, buy a nice house and enjoy a quiet life

The ambient temperature in Winnipeg (aka Winterpeg) is below zero celcius for half of the year, from November to April. No thanks. I don't care how cheap housing is there.

Why move to a big city ? Move to a smaller city or town that has amenities without the big city bs.

Lots of movement in the last few years and the trends going to continue your 100% right. Moved from the westcoast of BC a few years ago to northern AB. Beautiful landscape out here winters much colder but housing is half the price and wages are way higher, bonus the people are super friendly!

I spent a few years in Winnipeg for work and despite the cold I was incredibly pleasantly surprised by the city. Would definitely move back again. Regina is surprisingly pretty too (never lived there but have visited and driven through).

Saskatoon and Regina are maybe the most underated cities. Cost of living versus revenu is surely one of the best ratio in Canada.

This is not a list of underrated cities.
These cities are rated where they are as residential options for good reasons, some of which you even address.
It is, however, a list of relatively affordable cities in Canada, which is still useful. But the market, in this case anyway, is not completely insane. The cities are cheaper because demand is lower, and demand is lower because they are, compared with the less affordable options, relatively unpleasant places to live.

It's always tough doing meaningful comparisons of prices and affordability. Medians are a good place to start but it's hard to compare apples to apples. For instance: on the island of Montreal, if you wanted a serviceable (not a tear-down) single family home in a decent neighbourhood you would be looking at $600k and up; if you wanted said home near a metro station it would be like a million; but if you went off island you might get something at $350k; and affordability is also a function of income, of course. If you can work remote or have a well-paying tech job it would work but median income in Quebec is also lower than in provinces like Ontario and Alberta, PLUS both the income tax and sales tax are higher (I believe Quebec has the second highest income tax rate, depending on exactly what bracket you're in, with Nova Scotia being slightly higher).

Lethbridge Alberta is nice. 100k people cheapest housing in Canada for city its size. Lots of jobs and close to Calgary, 2 hours by car. It is often windy but sunny like 320 days a year or so.

I live in BC and you can still get reasonably priced homes below $400k. Get a road map of BC ... the type you get at a gas station. Identify the larger cities such as Vancouver, Kamloops, Cranbrook, Vernon, Prince George, etc. Lets choose Kamloops as an example. A google search of its average house price is $580K. Write that by the city name. Then draw a 1" circle around the city ... then a 3" circle ... then a 5" circle. The zones you have just created are the 'area of influence' that the city has on surrounding communities. Basically the further away the cheaper the house. This technique can be applied anywhere but you may have to add addition circles and/or reduce the distance between circles to accurately reflect price changes. 👋😎 Happy House Hunting

Now please provide some insight about cost of living and job opportunities in different parts of Canada, because right now, besides housing prices, uncontrollable cost of living, and unreliable job market are also major causes of people planning to leave Canada. Cost of living and wages would drive some people out of more expensive cities, but there is a bigger reason why people tend to stay in these cities. If the only reason you move is living cost, most likely your lifestyle will take a hit in few years

If you plan to move to Alberta, don’t expect any support from the Government. Totally opposite from Quebec where new immigrants get a lot of support.
