His tenant is a good tenant .

There should be a fair wear and tear judgement. That’s what the deposit is for in the first place so the tenant knows and agrees to this standard anyways.

I wouldn’t dare do that, been making a profit for 4 years and tenant sounds like a good decent tenant. How much is the carpet £100 or £500 why create problems with such a good tenant.
If I charge him let’s say £500 for the carpet and he suddenly stops paying rent on time or no rent?
Eviction will cost approx £10k & who knows the next tenant will be any better or worse?
Landlord is very wrong imo for lots of reasons!
