1. What’s your budget? You need to know how much you can afford, and that’s more than getting pre-approved for a mortgage—you actually need to be able to afford the mortgage payments once the house is yours.

2. How old is the house and its interior systems? Old houses often bring with them hidden costs, and outdated systems like plumbing or electrical can increase your home insurance premiums, or make it challenging to find home insurance at all.

3. What’s the home’s renovation history? Buying a recently-renovated house is nice, especially things like a new roof or new HVAC system. But you need to ensure that any renovations were done by a qualified contractor will all the permits in place.

4. What’s the neighbourhood like? You can always make changes to the new home itself, but you can’t change the surroundings. Make sure to learn which important services are close to the home, and pay attention to factors like local noise as well.

5. Who are the neighbours? Even if you’re not the social type, meeting your potential new neighbours might tip the scales of your decision one way or another… no one likes living next to noisy, inconsiderate neighbours.

6. What’s your commute going to be? If you’re driving to work every day, you should factor that commute into your decision about buying the house.

7. What does the home inspection say? Never buy a house without having an inspection done. If you make an offer on a home, you can make the offer conditional on it passing an inspection first.

8. How long has the house been on the market? A house that’s been up for sale way longer than other homes in the neighbourhood could be a serious red flag.

9. What’s included in the sale? Be clear about whether items like appliances, light fixtures, or detached structures are included with the house.

10. What will your home insurance be like? You’ll need to buy home insurance for your new house, so try to find out the home’s claim history. Also, pay attention to potential risks from natural disasters like wildfires or floods—and make sure you buy an insurance policy that addresses those risks.
