Basically all the stats for the US housing market are heading in the wrong direction except for prices. So, just like the broader economy is starting to fool people into thinking that the housing market is still very healthy when in fact, it is the opposite. We have unaffordability continuing to increase. We have pending home sales continue to drop. We see new listings coming on the market that are not getting sold. The list goes on.

fear a housing crash due to people buying homes above asking prices with little equity. If prices drop, affordability and potential foreclosures may arise, worsened by future layoffs and rising living costs. I want to invest more than $300k, but I'm not sure on how to mitigate risk.

I'm a boomer who sold their home - moved to another state and lives with one of my children - but where are boomers to go if they do sell? Most boomers houses have no mortgage and all they pay is taxes. There are few houses to move to and rent is outrageous - so they stay in their homes.

someone is buying, I see a lot of "pending" houses within days of hitting the market and prices are still well above normal ranges.

My wife and I got married in 2017 and immediately started saving for a down payment, planned finally to buy in 2020, but then everything went crazy. We continued to live frugally, no debt, decade old cars paid off, eating out very little, budgeting, getting better jobs, put a small amount in crypto early, and now we’re just waiting for a good time to buy. Not yet. Still cheaper in our market to rent and save.

Michael, the houses in Miami and most of Florida aren't meant to be purchased by people. Corporations and foreigners are the market buyers now.

Our youngest son was constantly getting rent increases here in Colorado and couldn't afford to purchase.

Four years ago, we needed to put some money into investments, so we bought a 2000sf newly remodeled (wasn't a flip) ranch. No mortgage so our yearly costs are low, and moved him in. Instead of him paying into somebody else's pockets, it keeps it in the family. In the end, it funnels back to him anyway.

For those of us that were ready to relocate (downsizing) before the IT hit the fan and home prices went through the roof, the needle hasn't really moved to date. It's so frustrating, NOTHING BUT A NUMBERS GAME.

I'm beginning to think, it may never happen, but continue to search.

We should have common sense reciprocal real estate laws. If the buyer’s home country wouldn’t allow us to purchase there, why should we allow them to buy here? Unfortunately our laws are greed based.

He is right about big cities. I moved from Miami to Jacksonville Florida because I can find something in Jacksonville even if I have to fix it up over time. I am planning for the future tax and insurance increases and giving plenty of padding. And if I can do it here with a single income (wife is disabled) anybody can but you're going to have to sacrifice a lot. I am doing it for her dream otherwise I would just rent. Nothing wrong with renting either.

I already did my my house in Phoenix (I'm a boomer).
I have to buy a house here in Northern Wisconsin. I have cash but the inventory is way down! A good house lasts days here before it's under contract. Been looking for about 20 months. 😢
