I’m 64 but when I was 6, my mother called me into the kitchen from the living room and right after, the ceiling collapsed in the living room. I remember that to this day.

I’ve been warning friends to be cautious about buying houses built in 2021 and 2022. So many builders cut corners to get houses up fast bc the demand was insane.

There's a story I heard ages ago.

There was a contractor who was known for the quality of the houses he built. Or at least he received fewer complaints than other contractors.

One day this very wealthy man approached him and hired him to build a house and not to spare any expense.

He built the house. He didn't use any substandard materials and through out the house all walls were true 90% from adjoining walls, the floor and ceiling. The cabinets also were level and true.

The house being built to stand for decades.
The wealthy Man hadn't wanted marble or anything that reeked of wealth, just a solid house built with quality materials. When he met the contractor to inspect it and get the keys, the contractor presented him with the final bill, it was for $250, 000.

The wealthy man sat and wrote out the check for a quater of a million dollars without batting an eye, he just walked through and didn't really seem to critically check anything.

He also wrote out a second check for the same amount, and told the contractor to build another house exactly like this one.

The contractor did build a second house from the same plans, but he let greed slip in. Figuring the wealthy man probably wouldn't check the second house either. He wasn't as picky as he'd been with the first house. Walls weren't as true and there were small gaps here and there, but hidden through tricks. When the house was finished he did a final walkthrough and kinda winced internally, though it looked exactly like the first house he'd built, he knew within 10 years the lack of quality materials here and there, and some shortcuts he used would probably show and this house would not hold it's value like the first one would.

The next day he met the wealthy man at the house to hand over the keys. The wealthy man met him at the front door but didn't go inside. Instead when the contractor handed him the keys he handed them right back. This house is yours as a thank you for building the first one so well.
I could tell when we walked through it, from the sound and everything I saw, l knew that you'd built it to stand for decades. That's why I had you build this one, as a reward.

The contractor thanked him profusely all the while cursing himself for letting his standards slip to put a bit of extra cash in his pocket. Because now he owned a house that was supposed to be the same as the other that in 10 years could be worth 350k or more depending on the market and the house he'd just been gifted in 10 years would be lucky to be worth 100k. Because in that time and an honest home inspection would show enough problems that today were minor flaws but would eventually cost enough that he or whoever owned it wouldn't be able to get for it, what it should be worth.

I woke up one morning to see my bedroom ceiling collapse on me. I was trapped and so was my poor greyhound. Fortunately, she was in a position where the drywall wasn't on her. I screamed for ages, my husband is very hard of hearing and his bedroom is down the hall.
He rescued me and the dog.

We found all of our upstairs ceilings to be sagging. Repairs were begun right away.

House was built in 79.

FYI, you don’t want to breathe that stuff in. Depending on the kind of insulation and other construction materials used, you need either an N95 mask as a minimum, or possibly a rebreather. Even a medical blue mask works better than nothing. Ideally you should just leave that room or possibly even the house immediately depending on how far the dust spread. Turn your HVAC off as well.

In lieu of either proper mask, cover your mouth and nose with a t shirt, sheet, or even a towel if you have to go back into that space. Running them under water to be wet can also help reduce the crap you inhale. Try to cover your eyes or squint, keep your head down and cover your eyes with your arm as you move out to minimize dust intrusion into your eyes. You don’t want it getting in them either.

Call your home or renters insurance. They might cover some professional cleanup and get someone out that day, but it’s very unlikely. Then wait until the dust literally settles before you go back inside said rooms where the dust spread. Once you go back in for cleanup, use a proper mask and closed goggles because brooms and vacuums will kick some of the lighter dust all up into the air again. Vacuum, clean, wipe stuff down. Check air filters on HVAC systems and possibly change those out. Open all doors and windows, run the fans and HVAC _after_ you clean to help air out any remaining dust, and if you see hotspots it’s coming from, clean those again. Any air ducts that are nearby you’ll probably want professionally cleaned if you don’t know how to deep clean the lines yourself so they either don’t push dust into the clean room again, or suck it up into an exhaust system and clog it. It’s not hard to clean this kind of mess per se, but it will be somewhat time consuming.

For everyone planning to build a new home, hire a home inspector to review the contract and inspect the construction process. A licensed contractor can do the same thing, just not one building the home. There are plenty of YouTube videos that will motivate you.

My Dad was a self taught builder of many things. He never used sheet rock ( this house is all paneling) and he always used way way too many nails.😀
RIP Dad.
