This is simple but hard to do! It’s human nature to click on the app alert or the eye-candy IG post for that drop-dead gorgeous home that just hit the market.
Shiny new listings are so… shiny!
But there are great houses that don’t sell right away.
Maybe it hit the market just as rates bumped up a little. Or the seller was unrealistic and overpriced their home.
What about the great homes with terrible marketing? Bad photos? Clutter? Weird description? No staging? Distracting personal decor? Look past these things and the home might be a gem.
Don’t pass over fixer-uppers. Before you jump into the fray, bidding on a picture-perfect dream house, consider a lower-priced home in need of a few updates. With a renovation loan, you can finance that diamond-in-the-rough and the money to spruce it up with one loan. Make a dream home that’s truly yours.
Late summer is a sweet spot for this strategy. Sellers who missed the boat on the busy spring market are eager to sell and the inventory of homes for sale reaches its annual peak.
Give it a try!
And when you find a home you like, you’ll be in the driver’s seat with no stressful “beat the clock” deadline to write an offer and the opportunity to ask the seller for concessions.
Let me help you figure out the best way to spend the seller’s money!
Should you ask for a lower price or credits to your closing costs? Or have the seller buy you a lower interest rate – but is a temporary or permanent buydown better? Or could you get both?
To learn all the ways you can spend seller credits (there are 8!) and which makes the most sense for you, comment “GUIDE”. I’ll share my definitive guide, with side-by-side examples.
